Sharing my thoughts to the recent Wall Street Journal article on Cape Coral's real estate market…

I’ve been through the 2004–2005 real estate boom, the foreclosure and short sale wave of 2006–2008, and the fast-paced COVID market of 2020–2021. One thing I’ve learned? The national media always has its own spin.

It’s not always popular, and it doesn’t always paint the full picture, but coverage like this almost always increases local interest and awareness.

I’m hoping for the same result this time—because the truth is, buyers and sellers will continue to come together based on today’s market conditions, especially when guided by accurate data and experienced Realtors.

🤝 Whether it’s a buyer’s market or seller’s market—there’s always opportunity when you understand the numbers and work with someone who knows how to interpret them.

National headlines may claim Cape Coral is one of the "worst housing markets" in the U.S.—but the real story on the ground is far different.

🏡 Homes Are Still Selling — When They’re Priced Right & Marketed Professionally
The national media tends to generalize markets using year-over-year stats and click-worthy headlines. But here’s the local reality I’m seeing every week:

Buyers are still actively writing offers.
Homes that are priced according to today’s conditions are going under contract.
Sellers who work with the right agent—who markets aggressively, prices smartly, and negotiates skillfully—are still getting results.
Just this week, I helped another buyer secure a home, and several listings in Cape Coral and Fort Myers went pending. The demand hasn’t disappeared—it’s just more strategic now.

💡 What This Means for Sellers:
If you’ve been thinking of selling, this moment presents an opportunity. With less competition from other listings and highly qualified buyers still in the market, your home could stand out—with the right approach.

🔑 But pricing, marketing, and presentation matter more than ever. This isn’t 2021. It takes expertise, a plan, and exposure that reaches buyers from out of state and abroad. I deliver all of that—and more.
